RALEIGH, NC — First-time homebuyers piling into $TLT calls this week prayed for an economic downturn severe enough to lower mortgage rates but sophisticated enough to recognize that their own jobs were different.
Talia Morgan, 32, bought options on the long-term Treasury bond fund while requesting a recession that would spare her position as senior customer retention associate at a company whose customers could cancel anytime.
“We need unemployment to rise, but not in a way that affects anyone listed on this preapproval letter,” Morgan said. “My husband also needs to remain employed. We’re applying together.”
Morgan’s investment thesis anticipates falling Treasury yields, rising bond prices, and a broad contraction in consumer spending that somehow excludes the software subscriptions funding her salary.
Fellow prospective buyer Jayden Watson circulated a proposed layoff map identifying industries the economy could safely sacrifice. After removing his employer, his partner’s employer, his parents’ tenants, and businesses that might hire him if something happened, Watson submitted a map of one restaurant he disliked.
Mortgage broker Janet Ortiz described the group’s recession exemption requests as sophistry, noting that a lower interest rate would not compensate for an applicant having no income.
The buyers responded by adding “continued mortgage eligibility” to their demands, alongside cheaper houses whose current owners would sell voluntarily without anything sad happening.
